Living in Coventry with a Family: Which Areas Give You the Most for Your Budget (2026)
Coventry's family areas compared: terraced and semi-detached prices, recorded crime, schools and stations, and what each part of the city offers.
The usual advice about Coventry is to look south-west, towards Earlsdon and Wainbody. The numbers back that up: Wainbody records the least crime in the city, under half the Coventry rate, and Earlsdon is also well below it. They are also where the prices are. A semi-detached house in Earlsdon sold for a median of £465,000 in the year to August 2026, against £263,000 across Coventry.
Most families buying in Coventry are not spending £465,000, and they do not have to look in only one corner of the city. This guide compares Coventry’s neighbourhoods on the price of a family house, recorded crime, the schools and stations inside each area, and the train to Birmingham, and sets out what to check before you book viewings.
The short answer
- If budget is not the main constraint, Wainbody and Earlsdon in the south-west have some of the lowest recorded crime in Coventry. Terraced houses in both sold for a median of £275,000, and semis for £360,000 in Wainbody and £465,000 in Earlsdon.
- For low crime at a typical price, look at Whoberley, in the west, where terraced houses sold for £221,500 and crime was about half the city rate, and Bablake, in the north-west, where semis sold for £280,000.
- For a smaller budget, Holbrook in the north had terraced houses at £190,000 and recorded crime below both the city and England rates.
- Coventry’s terraces are its family houses. Terraced houses made up more than half of the city’s sales (1,244 of 2,364), so the terraced price is the one most buyers will meet.
How Coventry’s family areas compare
Coventry has 18 neighbourhoods. The table leaves out St Michael’s, which covers the city centre and recorded 251.1 crimes per 1,000. The rest are ordered from the lowest recorded crime to the highest. Prices are medians for standard sales in the 12 months to August 2026; a dash means fewer than 10 sales.

Crime is recorded crime and anti-social behaviour per 1,000 residents. Across Coventry it was 100.3, and across England 88.2. Fourteen of the 17 areas in the table were below the city rate.
South-west: the lowest crime, at a price
Wainbody recorded 47.6 crimes per 1,000 residents, the lowest in Coventry. Detached houses there sold for a median of £560,000; terraced houses, at £275,000, are the cheaper way in. Bishop Ullathorne Catholic School and Finham Park School are inside the area.
Earlsdon is the most expensive part of the city for a semi (£465,000) and recorded 63.0 per 1,000. Its terraced houses cost the same as Wainbody’s, £275,000, so for a family that is happy in a terrace the two are closer in price than their reputations suggest. Canley station is inside Earlsdon.
West and north-west: low crime at a typical price
Whoberley is the stand-out for value. Recorded crime was 54.9 per 1,000, the second lowest in Coventry, and terraced houses, which make up most of its sales, sold for £221,500, close to the city median. More than a quarter of the area is public green space in Ordnance Survey’s mapping. There is no state secondary school inside Whoberley, so check which schools families there have been allocated.
Bablake, to the north-west, recorded 57.7 per 1,000, with semis at £280,000 and terraces at £231,000. Cardinal Newman Catholic School and Coundon Court are inside the area. Woodlands, further out to the west, was similar on crime (63.0) and had semis at £302,500.
Westwood, on the western edge, was just below the city rate at 81.4, with terraces at £210,000. It has Tile Hill station and three state secondary schools inside it, the most of any area here alongside Henley.
North, east and south: below the city rate for less
Holbrook, in the north, had the cheapest family houses of any area below the England crime rate: terraces at £190,000 and semis at £228,750, with 71.6 crimes per 1,000. Cheylesmore, south of the centre, and Wyken, in the east, were close on crime (71.9 and 74.8) with semis around £270,000 to £276,000.
Upper Stoke, Radford and Longford are cheaper again, with terraces from £166,000 in Longford to £195,000 in Radford. Their crime rates (85.0 to 91.5) were below Coventry’s but around the England rate.
Where crime is higher
Binley and Willenhall, Henley and Foleshill recorded 115.9 to 136.3 crimes per 1,000, above the city rate. Prices are not much lower than in Holbrook or Upper Stoke, except for Foleshill’s terraces (£146,000). If you are considering them, look street by street using the neighbourhood reports, and visit at different times of day.
Commuting to Birmingham
Coventry works as a base for a job in Birmingham. In the National Rail journey planner, five direct trains left Coventry station for Birmingham New Street between 7am and 8am on a weekday, taking 21 to 29 minutes, and the cheapest peak return was £8.90. Canley station (in Earlsdon) and Tile Hill (in Westwood) each had two trains in that hour, taking 26 and 22 minutes. That makes Earlsdon and Westwood the easiest areas in this guide to commute from without first getting into the city centre.

Schools: what the data can and cannot tell you
We do not rank Coventry’s schools. Ofsted stopped giving single overall grades in September 2024, and 60 of Coventry’s 107 state primary and secondary schools have no single overall grade in the latest Ofsted data, so headline grades no longer compare like with like.
The table shows how many state secondary schools are inside each area. That is not the same as a place: admission depends on each school’s oversubscription criteria, and faith schools, such as the Catholic schools named above, may give priority on faith. Read each school’s latest report and check last year’s allocations before you rely on a school.
A couple with two children and a budget of about £250,000 could look at terraced houses in Whoberley (£221,500), Bablake (£231,000) or Wyken (£226,000), all with recorded crime well below the Coventry rate. Stretching to a semi at that budget points to Holbrook (£228,750), Westwood (£249,999) or Upper Stoke (£243,000). These are medians, so half of the homes sold in each area went for more.
What to check before viewing
- Read the neighbourhood report for the street, not just the area. Coventry’s areas are large, and crime and prices vary inside them.
- Check school allocations. Look at where children in the street you are viewing were offered places last year.
- Time the journey you will make. If you will commute to Birmingham, compare driving to Coventry station with walking to Canley or Tile Hill.
- Visit at school-run time and in the evening. Traffic around the ring road and the main routes in changes how far apart areas feel.
Which area suits your family?
- Lowest crime, larger budget: Wainbody or Earlsdon.
- Low crime at about the city median: Whoberley, Bablake or Woodlands.
- Commuting to Birmingham by train: Earlsdon (Canley station) or Westwood (Tile Hill station).
- Smaller budget, below the England crime rate: Holbrook.
