Sheffield or Leeds for a Family Move? What a House Costs and Where Crime Is Lower
Sheffield and Leeds compared for families: house prices by type, recorded crime, the areas to start with in each city, and which one suits your budget.
Sheffield and Leeds are about 30 miles apart, two big Yorkshire cities with the Peak District on Sheffield’s doorstep and the Dales within reach of Leeds. If you are moving a family to one of them, the headline comparison is simple: Sheffield is cheaper and records less crime. A semi-detached house cost a median £221,000 there in the year to August 2026, against £263,000 in Leeds.
The useful comparison is one level down. The two cities are built differently. Sheffield’s lowest-crime suburbs cost about twice the city’s median price, while its cheaper low-crime areas sit on the northern edge of the city. Leeds has a broad ring of middle-priced, lower-crime suburbs, many with a railway station. Which city suits you depends on your budget and on how you will get to work.

The short answer
- Sheffield is cheaper for every type of home. The gap is about £42,000 for a semi-detached house and £45,000 for a detached one, but only £9,000 for a terraced house.
- Sheffield records less crime overall, 111 crimes and anti-social behaviour incidents per 1,000 residents against 126 in Leeds. Leeds also had higher rates of violence and burglary.
- Leeds has more lower-crime suburbs in the middle of the market. Fourteen Leeds areas recorded crime below England’s rate and had semi-detached medians between £235,000 and £375,000, against five in Sheffield.
- Sheffield has the cheapest lower-crime areas of the two. Stocksbridge & Upper Don and West Ecclesfield North had semis at £195,000 to £200,000 with crime well below England’s rate. In Leeds, the cheapest semi in an area like that was £235,000.
- Leeds is easier by train. Thirteen of its 35 neighbourhoods have a railway station, against six of Sheffield’s 31, though the Supertram serves another 11 Sheffield areas.

Median standard sale prices and police.uk recorded crime per 1,000 residents (2021 Census), September 2025 to August 2026. The rise since 2020 compares the UK House Price Index average for 2020 with the average for August 2025 to July 2026. ASB is anti-social behaviour.
The two cities are policed by different forces, South Yorkshire and West Yorkshire, which record anti-social behaviour in different ways. Leaving it out makes the comparison fairer, and widens the gap: 97 crimes per 1,000 in Sheffield against 117 in Leeds.
Prices have moved at a similar pace. Sheffield’s average rose slightly faster after 2020, by 32% against 30%, so the gap between their averages has stayed at £23,000 to £25,000. Both rose faster than England as a whole. Our national price rise roundup shows how they compare with everywhere else.
Where crime is lower in each city
Citywide averages hide how differently the two are built. Leeds records more crime overall, yet a larger share of its residents live in neighbourhoods with crime below England’s rate: 42%, against 33% in Sheffield. Much of Leeds’s recorded crime is concentrated in a few inner areas around the city centre, while its outer suburbs are fairly evenly low.
Sheffield’s lowest figures are lower than anything in Leeds. Fulwood, Ecclesall, Dore & Totley and Crookes & Crosspool recorded 33 to 42 crimes and anti-social behaviour incidents per 1,000. Only Harewood, a largely rural area in the north-east of Leeds, came close, at 40. Most of the other Leeds suburbs below England’s rate recorded between 59 and 76.

A selection of neighbourhoods in each city with recorded crime below England’s rate of 88 per 1,000, ordered by the median semi-detached price, September 2025 to August 2026. Only neighbourhoods with at least 2,000 residents are included.
Read down the table and the two cities take turns. At the bottom of the price range, Sheffield’s northern edge is cheaper than anything comparable in Leeds. Between about £235,000 and £375,000, Leeds has more choice. At the top, Sheffield’s south-west suburbs cost more than the Leeds suburbs, and record much less crime.
This is a useful starting point, but the best match depends on your budget, commute and what you value most.

Getting around
Leeds has a station in 13 of its 35 neighbourhoods, including several of the suburbs in the table above: Horsforth and Guiseley to the north-west, New Pudsey to the west and Garforth and Micklefield to the east. If you want to commute by train, into Leeds or on to Bradford, York or Harrogate, those suburbs are worth starting with.
Sheffield has stations in six of its 31 neighbourhoods, and most of its family suburbs have none. The Supertram covers the gap in parts of the city: 11 more Sheffield neighbourhoods have tram stops, including Hillsborough, Walkley and the south-eastern suburbs of Birley, Mosborough and Beighton. The lowest-crime south-western suburbs rely on buses and the car, apart from Dore & Totley, which has a station on the line to Manchester.
Schools
Both cities have state secondary schools in most of their suburbs, but we do not compare them on headline grades. Ofsted stopped giving schools a single overall grade in September 2024, so many schools in both cities now have no comparable headline grade. Read each school’s latest report and check the council’s admissions information for how places were allocated last year: living in an area does not guarantee a place at its schools. For Leeds, our guide to school areas in Leeds goes into more detail.
Which city suits your family?
Your budget for a semi is about £200,000. Sheffield gives you lower-crime options at that price: Stocksbridge & Upper Don and West Ecclesfield North. In Leeds, semis at that price are mostly in areas with recorded crime above the city rate, such as Middleton Park and Farnley & Wortley.
You can spend £240,000 to £305,000 and will commute by train. Leeds is the stronger choice: Kippax & Methley, Garforth & Swillington, Calverley & Farsley and Guiseley & Rawdon all combine crime below England’s rate with a station.
You can spend £280,000 and work in or near Sheffield. Stannington South West recorded 55 crimes and ASB incidents per 1,000, half the Sheffield rate, with semis at £280,000. Graves Park costs about the same, with more crime and two secondary schools.
Low recorded crime is the priority and the budget is above £400,000. Sheffield’s south-west suburbs record the least crime of anywhere in either city. In Leeds, Harewood comes closest, at a lower price, but it is largely rural, so expect to drive.
Sheffield is cheaper and records less crime, but that headline hides the shape of each city. Leeds has more lower-crime suburbs with a station in the middle of the market, while Sheffield’s best value sits at the edges.

Methodology & Sources
Each city is its council area, and each neighbourhood is one of our area reports, which follow electoral ward boundaries. House prices are medians of standard HM Land Registry sales (excluding repossessions, buy-to-let portfolio sales and other non-standard transfers) from September 2025 to August 2026. Where fewer than 10 homes of a type sold, we do not show a median. The rise since 2020 uses the UK House Price Index, which adjusts for the mix of homes sold.
Recorded crime is police.uk recorded crime and anti-social behaviour per 1,000 residents at the 2021 Census, for the same 12 months. Stations are National Rail stations and Supertram stops inside each area, from the NaPTAN register. Schools are state-funded schools in the Ofsted register.
Recorded crime does not capture every incident or how safe a street feels, and area prices are not valuations of a particular home.
