You have outgrown the flat, and the search keeps drifting north-east. Walthamstow, Wanstead and Chingford all come up, and all have a station and green space close by. On a quick look at average prices they even seem similar: the median sale in each was between £531,500 and £591,000 in the year to June 2026.

That similarity disappears as soon as you look for a house. A terraced house sold for a median of £540,000 in Chingford, £738,000 in Walthamstow and £880,000 in Wanstead. The three places also differ in how busy they are, how much green space sits inside them and how you would get into central London. Here is how they compare, and who each one tends to suit.

The short answer

  • Chingford is the one to look at first if you need a house on a budget. Terraced houses cost about £200,000 less than in Walthamstow, and it had the lowest recorded crime of the three. The trade-off is distance: it sits furthest out, at the end of the Overground line.
  • Walthamstow suits families who want the most going on: the Victoria line, five stations, the most schools and a busy town centre. Houses cost a lot more than in Chingford, and terraced prices rose fastest of the three over the last five years.
  • Wanstead has by far the most green space and the Central line, with the lowest rate of violent crime of the three. It is also the most expensive for houses, and burglary and theft run higher than in the other two.

How we have drawn the three places

None of these names has an official boundary, so we have defined each one as a set of electoral wards. If the home you are considering is outside these wards, check its own report.

Hale End & Highams Park South, between Walthamstow and Chingford, is left out of both. Wanstead is much smaller than the other two, so fewer homes sell there and its prices can move more from year to year.

What a family home costs in each

The median price for all homes hides more than it shows here, because each place sells a different mix. Almost half of Walthamstow’s sales were flats, which pulls its overall figure down. Compare like with like instead.

The chart shows the median terraced house price in each place, the most common kind of family home in all three, against London as a whole. Chingford is the only one below the London figure. Wanstead’s median is £340,000 above Chingford’s.

Median terraced house price, July 2025 to June 2026

Home type Chingford Walthamstow Wanstead London
Flat £340,000 £445,000 £391,250 £422,500
Terraced £540,000 £738,000 £880,000 £580,000
Semi-detached £679,000 £784,500 £941,500 £625,000
Detached £800,000 Too few sales Too few sales £850,000
All homes £531,500 £575,000 £591,000 £515,000

Typical (median) sale prices, July 2025 to June 2026.

How prices have moved since 2020

Over five years, Walthamstow pulled ahead. Its median terraced price rose from £612,500 in the year to June 2021 to £738,000, a rise of about 20%. Terraced prices in Chingford and Wanstead rose about 11%, and across London about 5%.

Wanstead shows why the overall median can mislead. Its all-homes median fell from £650,000 to £591,000, yet terraced houses and flats both went up. The fall comes from more flats and fewer houses selling, not from homes losing value.

This is a useful starting point, but the best match depends on your budget, commute and what you value most.

Recorded crime

All three record less crime per resident than London as a whole. Chingford is lowest, Walthamstow highest, with Wanstead in between.

Place Crime and ASB per 1,000 Crime excl. ASB per 1,000 Violence and sexual offences Burglary Theft
Chingford 79.1 67.0 22.5 4.0 14.3
Walthamstow 96.4 82.5 27.2 4.9 21.7
Wanstead 82.0 70.9 17.2 5.8 24.8
London 114.9 100.5 32.2 5.4 31.6

Police.uk recorded crime per 1,000 residents (2021 Census), July 2025 to June 2026. ASB is anti-social behaviour.

The mix matters as much as the total. Wanstead has the lowest rate of violence and sexual offences, but the highest burglary rate of the three, above London’s. Walthamstow’s total is lifted by its High Street ward, which takes in the town centre and market and recorded 222 crimes and anti-social behaviour incidents per 1,000 residents. Its other eight wards ranged from 63 (Upper Walthamstow) to 103 (Hoe Street).

Chingford varies too. Endlebury and Hatch Lane & Highams Park North recorded under 60 per 1,000, while Valley recorded 116. Pick the ward before you trust the average.

Green space, schools and getting around

Chingford Walthamstow Wanstead
Public green space 15% of land 9% of land 59% of land
Schools inside the wards 11 primary, 4 secondary 23 primary, 7 secondary 4 primary, 1 secondary
Stations inside the wards Chingford, Highams Park Walthamstow Central, Blackhorse Road, St James Street, Wood Street, Walthamstow Queens Road Wanstead, Snaresbrook
Straight-line distance to Liverpool Street 8.0 miles 5.4 miles 6.1 miles

Green space. Wanstead stands apart: 59% of its land is public green space, against 16% across London. Walthamstow, the densest of the three, has the least. The figures count only green space inside each set of wards, so large spaces just beyond a boundary are not included.

Schools. Walthamstow has the most schools simply because it is the biggest place. Wanstead has one secondary school inside its two wards, Wanstead High School, so families there should expect to look at schools in neighbouring areas too. In all three, check admission rules and how places were allocated last year: living close to a school does not guarantee a place.

Getting around. Walthamstow Central and Blackhorse Road are on the Victoria line, and Walthamstow Central, St James Street and Wood Street have Overground trains to Liverpool Street. Wanstead and Snaresbrook are on the Central line. Chingford and Highams Park are on the same Overground line to Liverpool Street, which ends at Chingford, so it is the only rail line inside those wards.

Which one suits your family?

You need a house for under £600,000. Chingford is the realistic option of the three: the median terraced house was £540,000 and the median semi-detached £679,000. Check the commute on the Overground at the times you would travel, and look at which part of Chingford the home is in.

You want the Tube and a busy high street on the doorstep. Walthamstow gives you the Victoria line, the most stations and the most schools, but expect to pay about £738,000 for a terraced house, or to start in a flat at around £445,000.

Green space matters most and the budget can stretch. Wanstead’s parkland and Central line are the draw. Terraced houses cost a median £880,000, and because Wanstead is small, prices on a particular street can be well above or below that.

The overall average price makes these three places look alike. The price of the home you actually need, and the ward it sits in, is what separates them.

What to check before viewing

  • Price the home type you need. Use the table above for a starting figure, then check recent sold prices on the streets you are considering.
  • Test the journey at peak time. Do it from the actual front door to work, school and nursery, not from the station.
  • Look up the street on police.uk. Ward averages hide big differences, particularly in Walthamstow and Chingford.
  • Check school allocations for last year. Ask the council how far away the last child admitted lived, and identify a fallback school.
  • Read the ward reports. Every ward above links to its full report, and the Waltham Forest and Redbridge pages list every area in the two boroughs.

Methodology & Sources

Each place is a fixed set of electoral wards, listed above. House prices are medians of standard HM Land Registry sales (excluding repossessions, buy-to-let portfolio sales and other non-standard transfers) for July 2025 to June 2026, compared with July 2020 to June 2021. Where fewer than 10 homes of a type sold, we do not show a median.

Recorded crime is police.uk recorded crime per 1,000 residents at the 2021 Census, for July 2025 to June 2026. Green space is the share of land covered by public green space in Ordnance Survey Open Greenspace. Schools are those listed by Ofsted with an address inside the wards, and stations are from the NaPTAN register. Distances are straight lines from the centre of each set of wards, not journey times.

Recorded crime does not capture every incident or how safe a street feels, and area prices are not valuations of a particular home.
